Ogden Valley COMMERCIAL DEVELOPMENT (chapter 5)

Vision: We want sustainable and thriving local businesses in Ogden Valley and we want them to capitalize on recreational tourism to support our economic base. But we also want new commercial development to be focused in and near existing commercial areas and resorts, and be designed to be compatible with our rural character.

Goals and principles to guide commercial development…

Goal one is to ensure that the location of retail and commercial development is consistent with our rural character, applying principles of (1) Limit all new commercial development to Huntsville, the resort areas, and the village areas, as shown on Map 6, avoiding scattered and strip commercial and retail development patterns, and (2) Focus on creating vibrant village areas; encourage public spaces and plazas within villages that can accommodate cultural and social events and that can function as community gathering areas; promote and extend the walkable, interconnected pattern and extend non-motorized trails and pathways to commercial village areas.

Goal two is to ensure that the design of retail and commercial development is consistent with our rural character, applying principles of (1) Require new commercial development to conform to community design standards to ensure compatibility with the character of the Valley and to provide for aesthetic and functional transition to surrounding residential and agricultural areas, (2) Prohibit big-box-style development, (3) Ensure that all signage is compatible with the context of the sign’s location and our rural character.

Goal three is to ensure that higher intensity uses, such as industrial and mining activities, are both located and regulated in a manner that minimizes adverse impacts and preserves our rural character, applying the principle of ensuring that higher intensity uses are appropriately governed in a manner that minimizes adverse impacts on the rural character.
